The Homeseller’s Do’s and Don’ts of Seasonal Decorating

If you are currently trying to sell your home, the last thing you want to do is distract from the loveliness that is your home! Decorating for the seasons and holidays is generally warranted, with a few exceptions, if done correctly. While you might not have given a second thought to pulling out box after box of decorations, here are a few things to consider when you decorate for the season.

1. Don’t overdecorate – inside or outside! Understated touches to help celebrate the season make more of a statement when staging your space than a holiday free-for-all. Think wreaths on the front door, a few touches around the home and perhaps a seasonal scent that isn’t overwhelming to potential buyers. The goal is to help a potential home buyer imagine themselves in the space you are selling – make it an opportunity for them to dream, without pulling them into your dreams. Try these understated decor ideas:

2. Know your Neighborhood.
You really have to remember who you are trying to snag as a potential home buyer. If your neighborhood is more trendy, try updating a few of your seasonal pieces to match the look and feel of similar homes that buyers may visit.  Spending a few minutes researching ideas on Pinterest or Houzz might inch you above the competition.
3. Get a jump on packing! Box up the majority of your personal photos and personal seasonal items. 
We touched on it earlier, but the the best way to snag a potential home buyer is to play into their story – help them create a story in YOUR home. While your sentimental items and personal photos are an important part of your story, it doesn’t allow the home buyer the opportunity to imagine themselves living in the space. How can a potential buyer make a personal connection with your home if they can’t imagine anyone living in the space but you (and your photos)? Do yourself (and your real estate agent) a favor and pack it up!

 

You shouldn’t be afraid to decorate your home if you are selling it – just be wise and think about how you would want to feel if you were viewing your home to potentially purchase it. Ask your real estate professional for advice – they are in an out of homes all day long, touring buyers and meeting with sellers. They know what works and what doesn’t.
